The truth is that my Dispo team is moving our own deals so fast that we need some deals to fill in the gaps.
Let's be honest.. one of the hardest parts of doing a JV deal is knowing that someone else cares as much about your deal as they do their own. (I've personally struggled with this in the past so I completely understand)
Please make sure that you answer all of the questions and submit everything to have your deal reviewed and considered. We are selective on the deals that we accept and it must meet our criteria. Because we are so busy, we want to make sure that any deal we take on has a high likelyhood of closing!
All deals are split 70/30 ( IN YOUR FAVOR )
YOU MUST BE DIRECT TO SELLER & ALREADY UNDER CONTRACT
We require that any ads you have already put up are taken down if we decide to move forward. What this does is eliminate any confusion in the marketplace with buyers. If someone sees the same property marketed by multiple people (and worse) multiple prices, they will most likely shy away from that deal and think its a scam.
We will maximize what your deal can be sold for. Just recently a JV partner thought she could get 110k for the deal and we sold it within 3 days at 148k.
You must have a valid contract with no less than 25 days left on it. You must be able to get us access to the property for photos & showings ASAP.
We will sign a JV agreement before we start any marketing of the deal.
We generally can get you an answer in 24 hours or 1 business day, depending upon how many deals come in per day.
